New home construction, job creation, and household growth were the criterias used by Realtor.com early April to determine America's Top Boom Towns and Gilbert, AZ came out first followed by Los Angeles, CA and Dallas, TX at second and third, respectively.
Each and every market that made the list has experienced an increase of one to five times the average job growth of the Top 100 counties in the country, household growth between one and seven times and new home starts are up to six times. Realtor.com economists also expect each of these towns to see a projected growth in households of between nine to 19 percent over the next half decade.
Gilbert, AZ topped the list with a five-year household projected growth at 15.9 percent, 4.2 times faster than the rest of Maricopa County. New housing starts is expected more than 25,000 or 5.7 times the national average while job growth is forecasted in excess of 53,000 or 5.8 times the national average for 2016.
Part of the Phoenix metropolitan area, Gilbert is located just 30 miles east of downtown Phoenix. Once the "Hay Shipping Capital of the World," Gilbert now hosts companies focusing on Advanced Manufacturing, Bio-Technology and Renewable Energy and has notable close proximities to GoDaddy and PetSmart's significant operations. Snowbirds and year-round residents favors its easy access to golf courses and country clubs. It also offers top-rated schools with its three public school districts all A-rated.
